Hi, We were given your info from our home inspector. My wife and I are experiencing some leaking along one of our basement walls when it rains. We bought the house in the summer and it clearly has had this issue before. We know that the water is collecting in this place because it is parallel to a laneway we have which has interlocking brick on top of some cement. Hi, I don't know if you do this or not but I have a pathway from my front door to my drive way done with concrete slabs. The square slab that's in front of my patio door has sunk (it's always been like since we moved in 2007) and what happens is rain melts and runs to this square, and then either pools or worse freezes. It's a pretty significant amount of water when it's raining hard. Is there a relatively affordable way to fix this situation? it's more of a nuisance than actually a risk at harming the house but it is annoying.

Hi there, I was just wondering whether the work you do includes protecting a cottage basement with granite floor. There is clearly enough room to finish the basement - but our concern would be condensation that would turn into mould. Is there a way to protect it in a way that would drain all condensation away from the cottage. The addition in my home has been sinking over the last few years since I bought the house. I am in a semi and my neighbours home was sinking and leaning on my home - they underpinned last year but I still see signs of sinking (cracked plaster and a shift in my back door which makes it hard to open.). Had a new deck installed and when they did this the installer said they put the deck boards part way under to help remove load but still see an issue. Hello, I'm looking into purchasing a property, however, the property appears to have a foundation that's 'settled'. When looking at the house head-on one can see that one side is higher than the other. The house is 3 floors with a partially finished basement. It is part brick and part vinyl siding. The footprint of the house is probably 900 sq/ft give or take. I have a few questions that I understand you can't give definitive answers for, but I'm curious as to ballpark costs and logistics. 1)How much is the ballpark cost to rectify the 'settling'? It appears to only be at the front of the house 2)As there's only a partial basement, is it possible to dig out a full basement (say to 9ft) while the house is already jacked up? Is this cheaper than fixing the foundation issue and then separately underpinning the basement? 3)The house sits very far forward in its lot, and it would increase its value if it were even 5 feet further away from the road. Hello. My detached house is built on supports, such that there is a space underneath it. Thus, the basement is above ground. The builder finished the sides of the house with wood siding. There are a few issues I am hoping that you can provide me your views on and if you can assist, a quote for work. 1. I initially found your company through an internet search because I found that there was a musty smell in the lower levels of my house last summer. Hello, I live in a semi-detached home in Leslieville. On Monday night, we found considerable amounts of water leaking into our basement into the unfinished/concrete storage room. There appeared to be pin-hole leaks where the concrete floor meets the concrete wall. Some larger cracks in the concrete are visible, but water only appeared to be coming in through small holes. We checked the exterior and there was no visible ponding & drainage appears to be good. We tried sealing the holes the night of, but water was coming in too quickly for the sealant to set. My house is a teardown/rebuild that is 15 years old. The main part of the house is over a 100 year old brick foundation. The back part of the house sits on a crawl space with no access. Last summer, after water problems I had three sides of the original basement waterproofed with dimple board, and weeping tile and sump installed. Now I am having issues with water coming the basement via the original basement wall that faces the crawl space. My original contracted is suggesting continuing the waterproofing and weeping tile around the three exterior sides of the crawl space. He is suggesting this will require underpinning it so that the foundations extends to the same level as the basement. The original basement is 2 feet deeper I am wondering if it makes more seems to excavate the leaky basement wall under the crawl space, to install weeping tile that would tie into the rest of the weeping tile system. Hello, I have just completed reframing an old addition that needs piers installed. I have had a quote from another company for $3000 to do the work but they are asking for two weeks to do it. A review of the foundation wall along the building’s north elevation revealed that considerable deterioration of the concrete below the ground floor sill plate had progressed to a state where the concrete is reduced to loose aggregate and is removable by hand. It was also noted that previous repairs were performed by introducing a concrete cover layer approximately 2” to 3” thick extending the full length of the north face from grade level to the level of ground floor sill plate. Moisture penetration and freeze cycling has caused this concrete topping to detach from the wall surface and is now tilted outward allowing moisture to collect with in the wall assembly, thus further propagating damage. The deterioration of the top portion of the concrete foundation wall presents concern for the adequate support of the wood framed superstructure. Portions of the top of wall have eroded such that there is limited to no support for the bearing sill plate. This condition compromises the structural integrity of the building and requires immediate attention. It is recommended that the damaged portions of the concrete foundation wall be removed and replaced with new concrete to reinstate the structural integrity of the wall for both gravity and lateral load support.
