From the house inspection report: Northwest section of basement remains unexcavated and has been subject to significant erosion due to foundation leakage. Contractor/neighbour has recently parged and backfilled exterior of area which has minimized leakage from above grade. Foundation at this area is of minimal depth and is still leaking from below grade. This leakage and inadequate retaining wall at interior (plank and plywood) will cause further settlement of north structure. Continued leakage will cause sand to enter and clog main drains. If not lowering and underpinning entire basement, n/w section should be exposed and underpinned, or at a minimum a retaining wall should be installed to support soil and hidden area of foundation. Implication(s): Chance of structural movement Location: Northwest Crawl Space

I've been trying to find a special outlet pipe for my sump pump. I have a photo but don't think I can attach it on this email. The outlet pipe spreads apart so if the soil is frozen, the pump can still discharge above ground. Do you have anything like that? Or tell me where to find it? I have a crawl space that needs to be cleaned out and I think spray foamed. There is dirt, old plastic etc and some rodents. There is a smell sometimes in our house, and I think this might be the problem. Also, our heating vent is uninsulated and runs through the unheated space, which results in heat loss.
